Are My Child’s Belongings Covered in Their College Dorm Room?

insurance college dormSending a child off to college comes with a long checklist: tuition, textbooks, a laptop, clothes, furniture, and enough dorm-room supplies to fill the family car. But there’s one question parents may overlook: Are all those belongings covered by our homeowners insurance once they leave home?

The answer is often yes—but there are important limitations parents and students should understand before move-in day.

Your Homeowners Policy May Extend to the Dorm

In many cases, a parent’s homeowners insurance provides some personal property coverage for a dependent child living in a college dormitory. That means belongings such as clothing, electronics, furniture, and other personal items would be protected against covered losses such as theft or fire.

However, there may be limits on how much coverage applies to belongings located away from your primary residence.

For example, suppose your homeowners policy provides $150,000 of personal property coverage but limits property kept away from your residence to 10% of that amount. Your student’s belongings could be limited to $15,000 of coverage. 

Consider How Much Is Actually in That Dorm Room

A laptop, tablet, smartphone, television, headphones, bicycle, clothing, textbooks, and sports equipment can quickly add up to thousands of dollars.

Before your child leaves for school, create a simple dorm-room inventory. Take photographs or video of valuable belongings and record model and serial numbers when appropriate. Keep receipts for expensive purchases.

An inventory can help you determine whether you have enough coverage and can make documenting belongings easier if a loss occurs.

Replacement Cost vs. Actual Cash Value Matters

Parents should also determine whether personal property is covered at replacement cost or actual cash value.

Replacement cost coverage generally pays the cost of replacing an item with a comparable new one, subject to policy terms and limits. Actual cash value considers depreciation.

If a three-year-old laptop is stolen, for example, actual cash value coverage may pay considerably less than the amount needed to purchase a comparable new computer.

What About Expensive Electronics and Other Valuables?

Some categories of personal property may have special coverage limits, particularly for certain causes of loss. If your student takes expensive jewelry, musical instruments, computer equipment, a high-end bicycle, or other valuable property to college, talk with us about whether additional coverage is appropriate.

It’s also important to understand your deductible. A $1,000 stolen laptop, for example, may result in little or no insurance payment if you have a high homeowners deductible.

Dorm Room vs. Off-Campus Apartment

Where your child lives can make an important difference.

A student living in a college-owned dorm may qualify for coverage under a parent’s homeowners policy, depending on the policy. A student renting an off-campus apartment may need a separate renters insurance policy.

Renters insurance can protect the student’s personal property while also providing personal liability protection if the student is responsible for injuring someone or damaging another person’s property.
